Set The Stage
"Today's about me learning as much as possible about you, your goals, and what success looks like. The better I understand, the better I can guide you."
The Flow
- Warm up: "What made you decide to explore this now?" · "What's the most important thing you want out of this move?"
- Dig in (instead of MLS searches): "How do you want this process to feel?" · "What would make you feel this was the best decision you've made?"
- Surface concerns early: "What are you most nervous about?" · "Any past experiences with agents, good or bad, I should know?"
- Co-create the plan: "From what you've shared, your goals are X, Y, and Z. Here's how I propose we make that happen..." Now the plan is theirs too.
The Pro Move
Don't just take notes, play back their exact words later in the conversation. Hearing their own language creates subconscious alignment and certainty that you get them.
Prepare five discovery questions for buyers and five for sellers. Commit to asking all five before you talk about your services or show a single home.
